Any Junior Golfers out there?? Sun City Grand is calling all Junior Golfers!
Need more golf course practice? Want to work on your distance game? Game Improvement Tees are being installed this week. You are truly missing out if you haven't golfed at a Sun City Grand championship golf course located in Surprise Arizona. The greens, fairways and hazzards that run though the community are challenging yet provide some of the most gorgeous settings in the entire Valley of the Sun. 
This week's Sun City Grand Golf Advisory Committee report provided insight as to the viability and success of several new programs. The Junior Golf Program provides junior golfers a free round of golf after 3pm at Desert Springs Golf Course. This encourages young golfers to participate in the sport and is excellent quality time for a grandparent or mentor.
The committee also reported that there will be Orange Tees set up at Desert Springs Golf Course beginning Tuesday July 29th. They are called skill holes or game improvement tees because of the length of the hole and improving your golf game. Example, the yardage on the first hole at the blue tee is 402 yards and the game improvement tee is only 266 yards. Of course it differs from hole to hole. This is excellent for people like me who don't golf regularly and just need time to work on golfing skill while enjoying the game.
The aeration process presently utilized is being changed. It was not disclosed how, but it will be changed. Aeration provides moisture, fertilizer and breathing space for Bermuda grass to grow and spread. Aeration is also required due to the Arizona clay soil and soil compaction that occurs as lawns age or sustain heavy use from golf. Typically the soil is aerated by removing small soil plugs or cores. I think that the current aeration process is most evident on the 6th (Par 3), 7th (Par 5) and 8th (Par 4) holes of Desert Springs Golf Course or Granite Falls North 15th (Par 3), 16th (Par 4) since all of these holes are closest to Sunrise Bl.
These courses provide challenges and recreation to the young, not so good (like me) or avid golfer. Golf rates are reasonable and golfers from all over the world enjoy playing on our golf courses.

Have you ever seen a creature like this before?

This strange "thing"crossed my path while on the roadway. Being the curious person that I am, I turned around to check it out. It was about 12 inches long, yellow, orange, beige and black. AND its toes were humongous and long!
At first I thought that it may be someones pet that got out but this "thing" was too mean looking to be someones pet. It was the mean look that got me! You know the kind of look your mama gave you when you were naughty......That kind of look. When it turned a couple of times and gave me "that look" I can sincerely say that I was scared. Then it puffed up at me.... 
I used the zoom feature on my lens to take this picture since I didn't want to go close to it for fear that it may attack me. Yes, I am a curious coward and proud to admit it.
I forgot to mention that I was driving on Reems road in Surprise. I stopped fairly close to the fire station on the corner of Reems and Mountain View.
I am from Hawaii and we have the Chameleon Lizards there. This creature was way different! It reminded me of the creatures on the Simsons - the ones that had mutated due to the nuclear waste that Homer was throwing into the lake.
Does anyone out there have any idea what this may be?
Several years ago, about 100 Date Palm trees on Cimarron Golf Course died after an infestation of palm borer beetles. A recent article in the Daily News Sun indicated that Sun City Grand officials were going to postpone the planting 52 date palm trees on the Cimarron Golf Course.
There were over 150 homeowners in attendance at the Sun City Grand Board of Directors meeting last night. The board unanimously approved allocating $16,000 to hire an arborist that will provide criteria and specifications for the installation and maintenance of 52 Date Palm Trees for the Cimarron Golf Course. Evidently this is a the first of many steps before making any allocations toward the purchasing of the trees.
Many people come to Sun City Grand due to the tropical and resort like feeling. The palm trees provide the festive mood ambiance.
Also approved during the meeting was the re-carpeting of the Granite Falls Pro Shop. The work should be completed by the time the snowbirds are back in town.

The Sun City Grand Homeowners Association Board of Directors voted a change in the architectural design requirements in Sun City Grand.
Since inception, Sun City Grand architectural design has permitted the usage of exterior retractable roll security shutters. The recent change will prohibit any further approval for the metal roll security shutter installation. Approximately 100 homes that presently have the shutters will be grandfathered. Evidently most of the homes that presently have the shutters are located on the golf course. The vote was conducted late last night after hearing comments from several homeowners.

If you haven't heard yet, the Sun City West Library book sale will be held on Saturday The proceeds provide additional revenue to sustain Library activities. People from all over the valley attend this popular book sale. Fiction, non-fiction, cook books, children's books, hard and paperbacks all on sale. Don't forget to check out the puzzles, tapes, and videos. The Friends of the R.H. Johnson Library conducts fundraisers to purchase new books and equipment. One of their fundraising activities is a weekly movie at Stardust Theater. The book sale is other fundraiser. Hope to see you at this weekend's sale rummaging through the thousands of items.

I closed another transaction today. The couple contacted me from my internet website. They liked the ease of use of my website and because I said Mahalo.
Mahalo.......If you haven't been to Hawaii, Mahalo is a very polite way of saying Thank You. The one word that made a difference to a Canadian couple who frequently visited Hilo on the Big Island of Hawaii.

There were only 223 homes for sale in Sun City Grand when they began their internet search. They freque
ntly called to ask me about certain property features, location and upgrades. After a few weeks of emails and telephone calls, they arrived in Sun City Grand.
They love to play golf and were especially intrigued by the palm trees on the golf courses, especially on Cimarron Golf Course. That was the exact reason why I built my home near Cimarron in Sun City Grand. The hundreds and hundreds of palm trees whose leaves whispering in the breeze is like a sonnet that reminds me of the palm trees on Kamehameha Avenue in Hilo - my hometown.
They selected 14 homes to see. The objective was to purchase a home within a week and have it inspected prior to their departure. He especially liked a home with a fireplace, she did not. She liked a home with lots of tile, he did not. It reminded me of the three bears in selecting the ideal bed. In the first two days, they saw all 14 homes and 6 others that I selected.
On the third day, they had it narrowed to 4 homes. They went back to their hotel to think about all of the pros and cons of each property.
When I met them on the forth day, I thought they were going to tell me that they had wanted to purchase the home with the expansive yard. Instead, they fell in love with the home close to the recreation center, the one with an entertainment center, tile and carpet and a pretty backyard with a very nice extended patio. This will be their winter vacation home!
The offer was written and accepted and the home was inspected the next day. They flew back to Canada satisfied with their purchase.
It's been a few weeks and the buyers returned yesterday. With smiles from ear to ear they received their keys today to their Sun City Grand home.
What a pleasure it is to have happy buyers.

Evidently IndyMac was being investigated for some time now. According to recent news, customers of IndyMac Bancorp have been waiting in long lines to withdraw funds. The media has focused on the angry bank customers.
I have not read one critical piece of the puzzle in the media.
If the depositor had $100,000 in the bank, they are able to get it all back. If the depositor had more, they will get 50 cents on the dollar. Therefore if the account contained $150,000 the customer will be able to withdraw $125,000 back. What happenes to the balance of $25,000? Will the $25,000 be lost or will the FDIC pay the customer the $25,000? If so, when? Does anyone here know?

GOLF! GOLF! GOLF!
A few months ago the Sun City West Recreation Center announced the closing of Trail Ridge Golf Course during the summer for renovations. Due to an overwhelming response from Sun City West, Sun City Grand and Arizona Traditions resident golfers, the course will NOT close.
Tough golf courses are a golfer's dream. The challenges that Trail Ridge Golf Course presents make it an extremely popular golf course in the Arizona West Valley. It has numerous lakes, mature trees of several different species, intruding desert areas into the fairways, and strategically structured hazards.
One of the first things you will realize when playing Trail Ridge during the summer is that the first hole to tee off is not number one, it's number 10. Holes 1, 2 & 3 tee off directly to the east therefore it is impossible to see where your drive will end because of the rising sun. 
When it comes to golf course wildlife, the golf courses in Sun City West has it all. It is not unusual to see a mama coyotes and her puppies playing on the golf course. The coyote puppies may be just a few months old. There are lots of quail on the golf course and little bitty babies following them. Cavies of quail are abundant.

There are trumpet swans, ducks, and lots and lots and lots of cotton tail rabbits.
Sun City West , Sun City Grand and Arizona Traditions resident golfers are probably thrilled that Trail Ridge will not be closing for renovations this summer.

When gas prices started to rise, minimization of gas usage became a priority.
I periodically check for the lowest gas prices in the area, at www.gaspricewatch.com.
I have found that the Diamond Shamrock located at 13908 W Bell Rd in Surprise most frequently has the lowest priced gas in the area - especially if you live in Sun City West, Sun City Grand or in Surprise.
There are other alternatives to minimize gas usage. Of course, if you live in Sun City, Sun City West or in Sun City Grand you can just drive a golf cart. But there are times that golf carts or motorcycles will not do, especially since driving a golf cart on Bell Road is not an option.
Carpooling, using the bus or mass transit systems will help in saving gas. As Realtors®, we need to use our vehicles in performing our job. Planning your trips in advance and making a trip route will save time and gas. Here are a few suggestions about car maintenance that also may decrease your gas consumption......

No more "Men at Work" Signs in Atlanta and it will not be changed to "Women at Work". It appears that the City of Atlanta wants to be politically correct and all of the signs that refer to men - specifically "Men at Work" will be replaced to "Workers Ahead". According to the article the movement began when female workers complained and backers are committed to make this change a national movement. Another future change that can be envisioned is a man-hole cover. If you are driving down the road, you may have just ran over a person-hole cover.

The change of words and their references can be taken one step further. The next time you go to a hardware store and are of need of a plumbing part, that too may be named differently. Soon store bin labels will be changed from changed from the female or male part. Any guess what it may be changed to?
As Realtors®, we should be cognizant on how we refer to different items & wording. A master bedroom could be referred to OR (Owners Retreat). Perhaps it can also be referred to as HOH (Head of Household) bedroom. Soon will have an altogether new language used to refer to words or terms. Do you forsee any other word changes?
It's 9pm,I haven't eaten, I am hot and tired and oh yes, I showed 21 homes today. If these long hours con
tinue, even my dog won't recognize me.
I met the first buyer at 11 am and showed him property in Sun City West. His list comprised of all properties be found on my website with three bedrooms under $300,000, tile roof and no pool. After seeing all of the homes on his list, I showed him a few homes that I thought he may be interested in also.
It normally takes me 1 hour to show 5 homes. After 11 homes and three hours, I was beat! The buyer was meticulous and checked everything that he could. He checked the room sizes to be sure that his furniture fi, the dual air conditioning units, and even counted the drawers and shelves. FINALLY, the buyer had selected one property that he was interested in writing a contract on. Great!
The listing agent was contacted to determine the length of time to allow the seller to respond to the offer. The listing agent informed me that the seller had provided the listing agent with written instructions not to present any offer under the full list price! In this market, the seller wants only full price! Whoa, what was this seller thinking? I have a ready and willing buyer who was beginning to sign on the dotted line. Obviously the buyer was contemplating on writing an offer for less than full list price.
Comps! Comps Comps! I prepared comps for the buyer but by then the flame was almost extinguished. The buyer decided to think about the property and will contact me in the morning. OK, I think that there still may be a chance. The buyer left my office at around 3:00.
The second buyer met me at 3:30pm. This buyer was referred to my by a previous client. Buyer 2 is paying cash for a home in Sun City Grand. Buyer 2 knew exactly which homes that was of interest. Buyer 2 had already gone to the recreation centers at the Sonoran Plaza and Cimarron with friends. Buyer 2 had driven around Sun City Grand, picked up flyers of interest and knew exactly which area and homes to see. I did a route map and off we went. I showed 8 homes that Buyer 2 wanted to see as well as another 2 that I selected. Buyer 2 is going to the Grand Canyon tomorrow and wants to see additional property on Thursday.
At 6:00pm I met a roofer at one of my listings that is in escrow to do a roof estimate. At 6:30pm, I met a client whose backyard is out of compliance.
I have 63 emails to respond to. I am beat after being in the 114 degree weather. Tomorrow will probably be the same as today. Is it a tough market? Just as tough as you want it to be.

It was July 5th and just a few cars were on the road in Sun City West. Sun City West is an Arizona West Valley adult community in which one resident must be 55 years old.
I was on my way from my home in Sun City Grand to pick up a client at the Windmill Inn on Bell Road. While driving in the middle lane, I stopped at the light located on the corner of Meeker and RH Johnson. From my rear view mirror I saw a Maricopa County Sheriff's Posse Deputy stop in back of me. The Maricopa County Sheriff's Posse patrols in Sun City West.
A little red car pulled up in the far right lane and stopped for the light also. It was an itty bitty red car - looked as though only two people could snugly fit in. The driver looked at me then rolled down her window.
My immediate thought was that perhaps she was lost so I rolled down my passenger window to see if I could help. She was an older lady, nice looking, possibly in her 70's. I can help her find almost anywhere in Sun City West, besides that I have a GPS system in my brand new Mercedes SUV.
Just at that very moment, the light changed. "Wanna Race?" she yelled. My mouth was left wide open! Like the little old lady from Pasadena, she took off like a bullet and left me eating her dust. It was one of the new Smart Cars! What's up with this, "Wanna race?" in the ADULT community of Sun City West!
After doing some research, I found that the Smart Car is also built by Mercedes. This lady must have really been a character - I love her!! Since then I have been wondering, did she live in West? Did she really want to race? What about the sheriff's deputy?

A groundskeeper at the Pebblebrook Golf Course found three baby.....chicks that is, special chicks....they were Red-Tailed Hawk Chicks. The chicks, nicknamed Uno, Dos and Tres will be cared for at Fallen Feathers until they are old enough to be released into the wild. This was not the first wildlife rescue at Pebblebrook Golf Course. Last year another employee rescued a hawk that was nicknamed Gus. Gus was taken to Fallen Feathers also. He has since recuperated and grown into a big raptor. Red-Tailed Hawks are frenquently used in moves to represent any Eagle. Red-Talk Hawk feathers are considered sacred by some Native Americans & are sometimes used in religious ceremonies. Perhaps someday Gus, Ono, Dos & Tres will adorn the Golf Course Community of Sun City West!
Evidently their nest had been blown down during a recent windstorm and was found on the 14th hole on Pebblebrook Golf Course. The groundskeeper tried to get the nest back into the tree. When all efforts failed, the Fallen Feathers Wildlife Rehabilitation Center was contacted.

Driving Directions to Pebblebrook Golf Course
The newest home construction (soon to be sold out) in the Sun City West retirement community is located in Fitzpatrick Ranch. Granite Crest Homes, a premiere home-builder in Arizona, is the developer.
There will be 45 home sites in Fitzpatrick Ranch, each having full Sun City West membership. Fitzpatrick Ranch residents enjoy using the four Sun City West Recreation Centers, clubs (and there are lots to choose from), Bowling Alley, Theater and the Beautiful eight Sun City West Golf Courses.
The community is being marketed as "Distinctively Different". Homes are single-story with four floor plans to choose from, each having two elevations with sizes that range from 2600 to 3085 sq ft and each having a 3 car garage. There is a casita option with all of the floor plans. All of my clients have been impressed whenever I have showed any of these homes. The homes are truly gorgeous with detailed workmanship! The lots that I have seen was large and private.
Fitzpatrick Ranch is located less than 4 miles from Del Webb Hospital, Sun Health Foundation, Johnson Library, Sun City West Post Office, Safeway, Basha's Supermarket, and Albertson's Supermarket.
I believe that Fitzpatrick Ranch may be the last new home construction in Sun City West. If you want an newer home in a retirement community, Fitzpatrick Ranch is definitely a community that you need to check into.
The Forth of July was a special day for most people my age since we could burn fireworks. Sparkers.......that was a hot item in those days (50 years ago)...........the good old days!
The day would begin by driving to downtown Hilo to watch the forth of July parade. We had an old car with "suicide doors". It was a small parade with military bands and lots of Army, Navy and National Guardsmen marching. There were always Pau' Riders dressed according to the colors representative of each of the different Hawaiian island. Any parade in Hawaii is not complete without the Hawaiian court riding horseback - side saddle mostly.
After the parade, most families would walk to the bandstand, spread out a blanket and eat a meal while listening to the Hawaii County Band. The band played patriotic music in the park under the banyan tree. You met your friends and neighbors, ate picnics, shared food and stories with them. It was a peaceful time that we remembered our Nation as being an independent one.
As a child, the most important part of the day was nighttime. It didn't get dark fast enough because we could play with the sparklers. We lived on an acre lot in the Kawailani area in Hilo (HEE-LOW). My cousins, aunts and uncles would join us just before dark to play with fireworks. The ladies would be indoors "talking story". The men would prepare by giving all of us little kids instructions on how to be care. "Hold it this way.' "Don't put it near your eyes." "Keep it away from your cousin's face and hair." "If it gets too hot drop it in the water." Yes, there was always a bucket full of water nearby.
Under the dark Hilo sky, my dad would light our sparklers. "Look at the colors". "I can write my name." "How come mine didn't light?" "You got more than me." There was always complaints but lots of oooos and ahhhs.. it was a happy time that I shall never forget.
Hope your memories of Independence Day are of your childhood home in our land of the free and the home of the brave. Lots of brave men and women have died for our country to give us this freedom.

Customer loyalty was developed almost immediately after I began my Arizona real estate career. I have core values that are adhered to in each and every real estate transaction and each communication. Making a sale has never been my purpose - my objective is to always have a satisfied client who is informed and can trust me with their real estate wants and needs. As a result, over the past three years I have developed a strong real estate referral business.
I received a call from a client, Mr. Cleary in late April. His brother-in-law had friends of a friend from Chicago looking for retirement homes to purchase. Two prospective buyers! Mr. & Mrs. Cleary have referred at least 15 prospective buyers and sellers my way. They were my first clients and trust me with their real estate needs and now their referrals are just pouring in.
I met the buyers at a Denny's restaurant. I recognized them right away - two ladies, in their mid 50's, pretty, very pretty. They were moving from the windy city and wanted to get out of Chicago's winter weather. The buyers searched for retirement homes in Arizona about a year before in the Arizona East Valley. Susan's home sold in 4 days and she would be retiring of June 30. Her friend still needed to sell her home and will retire in February of 09. They worked together since graduating from college. They didn't know much about the West Valley Retirement Communities, but had a friend living in Sun City.
Trilogy at Vistacia was the first retirement community that I showed them. They especially loved the location, amenities, and loved the models! They selected the "FLORA" as their favorite model. Tom White, a sales person at Trilogy, gave them room dimensions, prospective upgrades, and a general price list.
We were off to Sun
City Festival.
They went through the models like children in a candy store. I love this home, I love that, this looks just like the models we saw at..... in Huntley...and on and on and on. The "GALA" was Susan's Favorite while the "FIESTA" was her friend's favorite.
Arizona Traditions was our next stop. The prices, golf course and amenities caught their eye.
They saw at least 10 homes in Sun City. Condos were their favorite, especially if the condo was remodeled.
After a long day of seeing just some of the West Valley Communities, they still didn't have a grasp on which community they preferred. Most of all, they did not find a home that Susan would want to purchase. They still hadn't seen Pebble Creek, Sundance, Sun City Grand or Sun City West. It was about 4pm and most lock boxes are timed out at 8pm. We had a fast bite to eat and began searching Sun City West properties.
Off to Sun City West. The first home was too big, the second was too little....the third was JUST PERFECT!!! I love this house! I can place my dining room set here, my television here and what amenities......!
The contract was written and accepted that night!
Susan closed on her home on Tuesday. She was just ecstatic when she received her keys. Susan shared that she had worked for the same organization for 40 years and just wanted to have a nice retirement home.
Susan shared a plaque that she received the day before during her retirement party.
It read "Thank you for the 40 years of service to our Nation".
Susan worked for the Department of Justice in Chicago. I never knew the importance of her job and how she had served our country. I am proud to be Susan's Realtor®!

I just sent you an email to cancel our appointment....why didn't you call instead of emailing? It's frustrating when you don't have remote email capability especially since gas is at a premium.
Yesterday I was driving talking with my Sun City Grand client ...then my cell phone went totally dead. The battery just died!!! As they say in Hawaiian MAKE (pronounced MAA-KEY)! Kaput! Nada! The worst thing that anyone in sales can have is a dead telephone!
I headed to the nearest Verizon store and waited my turn. Janice was the sales person who waited on me. That's it! I need email, camera capabilities and wireless capabilities. I walked out a happy camper with my new BlackBerry® Curve Smartphone.
Janice explained the features in detail before I made my final selection.
I believe that Apple has a new I-phone that has touch screen capabilities.
I still have no idea as to how to pick up call waiting. Now I have to get the manual out and pretend I am reading a blog.
Do you use a BlackBerry? Should I have gone with a different Smart Phone? Can spam emails be controlled? Do you think that I made a wise telephone selection?
