Interesting communications can result in making friends and influencing people. Sometimes agents can make you laugh your socks off with their comments. This week I was showing property to a buyer from Norway. We saw everything in her price range with all of the upgrades that she wanted, homes with and without pools and even golf course properties.
- I always anticipate emails and telephone calls from the listing agent the day after I have shown the property. Early the next morning I had received 6 emails requesting feedback. I took my time and carefully responded in accordance to what the buyer had communicated during the showing.
- Most of the properties were vacant on lockbox and a couple properties were occupied. I tend to respond to the occupied requests first since I made the appointment with the seller to show the property.
- The buyer is in negotiations for a property on 987 Good Drive.
- This morning I met up with an agent whose listing I had shown at 123 Easy Street. I have had several transactions with this agent who is a wonderful person to work with.
- The agent works for another brokerage firm and is relatively new to the business as with myself. A person that I would describe as creative thinker with an energetic personality.
- While walking on the sidewalk into my office and the agent is driving next to the sidewalk.
The agent stops, rolls down his window and says, "I drove over to your office to pick up the contract for my listing at 123 Easy Street - just throw it into the front seat and I will go over right now to present it to the sellers right now". - Laughter ensued. I had no contract for the agent, but I'll be sure to remember that he is a wonderful person to work with, one who knows the Arizona Purchase Contract and a person who has a sense of humor.
Marketing yourself is important - having a great personality, being able to communicate well and having humility helps also.
It's all about people, being honest, having integrity and product knowledge.

It's an important sometimes overlooked part of our work. How many times have you heard agents grouse about a particular agent who has a listing? Some agents are so disliked in the business that realtors will try to avoid showing their properties just so they don't have to deal with them. I consider my relationship with my professional community as important as the one with my buyers and sellers. Great post, Leolinda.

I agree and the follow up given by agents who walked my open house many a times has helped me in reassesing price or condition of property and proven helpful to close a deal. Great post!
Leolinda, I have an agent I work with frequently and every-time I have an offer (less than the asking price-which is always) for his sellers, he says that makes for an excellent down payment when can we get the rest of the selling price.. Steve

Linda, I think that it's great to have fun while helping people find or move to fulfill their dreams.
James, it just takes a little bit of time but helps both agents and it also maintains a good working relationship. Having a light hearted attitude is the key.

Having good relationships with colleagues will sometimes make a deal go through that might not otherwise have worked. Great advice you gave here!

I don't know why some agents choose to make the working relationship unpleasant. That's great you've found someone to look forward to working with.
